Project Manager, Repairs

Responsibilities

• Own repair performance for an assigned pod or portfolio from vacancy through Make Ready completion
• Serve as construction subject matter expert for repair scoping, pricing, and escalations
• Negotiate vendor pricing, enforce pricing tables, and use Not-to-Exceed limits
• Lead emergency repair coordination and property insurance claims management
• Manage vendors at the project level and hold them accountable to price, quality, and completion dates

Requirements

• Residential construction, renovation, or hands-on housing experience
• Working knowledge of residential repair scopes, materials, trades, and pricing
• Experience negotiating bids and holding contractors accountable
• Strong judgment and decision-making under tight timelines
• Strong written and verbal communication skills

Preferred Qualifications

• Experience with an SFR operator, iBuyer, or residential renovation platform
• Experience sourcing specialty trades and building local vendor networks
