Job Description
Responsibilities
- Work closely with internal stakeholders to develop project timelines
- Collect input from scheduling and quality teams and recommend realistic project plans
- Recommend design standards to ensure cost-effectiveness and innovation in conjunction with Development Management
- Obtain approvals from development and design heads
- Coordinate with Development Management on detailed project schedules and cost
- Work with Procurement to develop initial project cost estimates
- Challenge assumptions, raise risks, and provide expertise for accurate estimates
- Partner with development/design to assess impact of design changes on construction
- Develop mitigation and corrective actions during construction
- Update Procurement on scope changes and support contract negotiations
- Monitor project progress and develop risk mitigation plans
- Provide input for contractor and sub-contractor selection and scope-of-work drafting
- Assess vendor performance and maintain scorecards for third-party service providers
- Manage consultant resources for optimal deployment
- Ensure contractors deliver on cost, quality, and time
- Provide contractors with detailed schedules and critical milestones
- Maintain and update all project-related documentation
- Support final handover of projects with all documents
- Ensure safety and environmental compliance at project sites
- Liaise with Infrastructure and Government Relations for licenses and permits
- Support audit and accounting activities
- Set up, track, and ensure compliance with cross-function SLAs
- Capture lessons learned for future projects
- Manage project portfolio within approved budget, timelines, and quality benchmarks
- Coordinate with internal/external stakeholders for requests and modifications from construction start to handover
- Manage infrastructure-related project activities to meet ALDAR/authority standards
- Monitor project schedules and cash flows with accurate management reporting
- Identify deviations from plans and initiate mitigation actions
- Establish/improve networks with government entities
- Manage project revenue progress in line with KPIs
Requirements
- Minimum 14+ years project management experience in a real estate company with annual revenue of at least AED 2 billion
- Minimum 6+ years in a managerial position
- Experience managing construction developments with CAPEX AED 4-6 billion
- In-depth knowledge of the GCC real estate market
- Proven expertise in contractor management for contracts minimum AED 200 million
- HSE champion with safety incident record under 2%
- Managed projects of at least AED 100 million in value
- Ability to lead large teams (min 50 people)
- Able to manage multiple projects simultaneously
- Strong conflict resolution and management skills
Preferred Qualifications
- Extensive experience with both local and international project delivery
- Strong networking with government and regulatory authorities
- Experience in risk mitigation and corrective action planning
