Disclosure Support Specialist

Responsibilities

• Serve as the primary point of contact for disclosure-related inquiries
• Audit files for completeness and accuracy to ensure compliance before sending initial disclosures and Loan Estimates
• Prepare Loan Estimates (LE), confirm fees and pricing, and release to borrowers via e-Sign
• Identify missing fee amounts and contact originators to resolve data issues
• Update the LOS to document that disclosures were generated and provided
• Review fee changes to determine compliance with TRID changed circumstance and tolerance requirements
• Monitor Change of Circumstance (COC) requests and ensure timely re-disclosures
• Prepare daily pipeline status reports for operations and management
• Maintain confidentiality and privacy of all loan applicant information

Requirements

• 2–3 years of experience in mortgage operations
• High school diploma or GED
• Experience with both conventional and government loan types
• Strong knowledge of TILA/TRID, RESPA, ECOA, HMDA, FCRA, FACTA, and ESIGN
• Working knowledge of Change in Circumstance (COC) rules
• Exceptional attention to detail and organizational skills

Preferred Qualifications

• Experience in a retail mortgage lending environment
• Experience with Encompass or a similar LOS
